Proximity to Whitefield boosts realty market in Kadugodi

There are several reasons why one would buy property or stay on rent in Kadugodi, an eastern suburb in Bangalore, the main being it’s proximity to Whitefield at a distance of 3 km. The area today is a hub of residential projects for scores of professionals employed at the IT & ITES companies working at Whitefield.
Kadugodi, is an amalgamation of the word ‘kadu’ and ‘gudi’ meaning temple in a forest, also houses Sathya Sai Baba Ashram. This ashram attracts tourists from all over the world. Another big draw is the super specialty Sai Baba Hospital. Other benefits of the area includes the Whitefield railway station located at Kadugodi.
Until recently an apartment society, Golden Blossom Apartments, located adjacent to the Whitefield flyover and opposite to the Satya Sai Baba Ashram was a well-known landmark in this area. Today, there are several such multistory apartment projects that are attracting end users. All housing formats 1, 2, 3 and 4 BHK apartments in gated communities as well as villas are available in under-construction and new projects. The average price for a 2 BHK (1200 sq ft) would be Rs 50-55 lakh; a 3 BHK (1500-1800 sq ft) for Rs 75 lakh onwards and a 3 BHK villa would be available for approximately Rs 1.4 crore.
The appreciation rate is high as well. “Kadugodi witnessed 18-25 per cent appreciation in the past six months, with a rental yield of 3 per cent....90 per cent queries pour in from employees of the IT industry. Kadugodi’s excellent connectivity fuels the sale and renting of property,” .With all the pre-requisites of a good investment destination, Kadugodi is definitely the place for those who are looking to stay away from the humdrum of the city but at the same time remain well-connected.
