Nikoo Homes - Bhartiya City



“A living space should address the needs of the family and the society. The lifestyle should facilitate, children walking home from school in a safe environment, climb trees for fun, have access to ice-cream truck, the driver of which everyone knows. A place where people can cycle to work, return home early to catch up with neighbours on the lawns just outside their homes,” states Snehdeep Aggarwal, Chairman, Bhartiya Group. And this is what he has managed to bring to Bhartiya City, in Hebbal, Bangalore, targeted at a wide segment of buyers.

It took a team of over 50 experts in various fields including design, architecture, experts in sustainable energy, city planners and technology professionals, five years to bring to the Indian shores an extraordinary urban living experience, where every little detail is taken into account.

The 125 acre City when ready will comprise 8 districts bringing together homes in different formats, office space including large IT SEZs and Financial Districts, retail and high street districts, several hotels, hospitals and schools, with careful attention to public realms covering parks, pedestrian friendly streets, with cycle friendly paved double roads.

The city, located over 125 acres of land, has eight districts which will be constructed in phases. District 1, called Nikoo Homes, contains well-designed apartments, studios, lofts and penthouses. Districts 2 and 3 are mixed-use retail, residential and entertainment districts. It will consist of retail outlets, four hotels and a convention centre. First of the four hotels with convention centre will be operated by The Leela group of hotels.

Districts 4 and 5 are certified IT-SEZ spanning 37 lakh sq. ft. of built-up area. On offer are a range of business-ready offices and infrastructure that can support the largest corporations.

The highlight of District 6 will be an international school and a West Village Plaza containing intimate community spaces, with different formats of residences. Districts 7 and8 will be home to world-class medical facilities. They will be close to community parks, play areas and tree-lined pedestrian walkways that connect the east edge to the west while passing through schools, boutiques, sports facilities and a library.
“There are experts in the world who specialise in specific aspects of homes, 24/7. It is a matter of leveraging their expertise, to develop items suitable to Indian conditions (specifically Bangalore), and incorporate them as per family requirements,” states Agarwal. “We need to accept that the Indian family is different. We like extended families, parents living close by, in safe walk-able traffic-free environment, close to their grandchildren. And this should be available to all segment of people; not restricted to the rich alone.”
Branded ‘Nikoo Homes’, Phase I of Bhartiya City residences, when ready will be custom crafted to address the requirements of a wide range of families.
